First fix is structural: roof trusses or cut roofs, floor joists and decks, stud partitions, timber frame elements, firrings and grounds. Second fix is what people see and touch: doors, linings, skirtings, architraves, stairs, window boards and joinery. If first fix is out of level or out of plumb, second fix, plastering and tiling all spend money hiding it. We cover both. Because our carpenters work inside the same programme as our groundworks, blockwork and the specialist trades, first fix is set out with the electrics, plumbing and plasterboard in mind, notching and drilling done within permitted limits rather than wherever it is convenient, and grounds and noggins fixed where the kitchen, sanitaryware and second fix joinery will need them. It is a structural safety issue, and it will not pass a building control inspection. ### Floors that bounce and squeak Joists undersized for the span, over-notched for services, poorly strutted or badly fixed give you a floor that moves. Once flooring, plaster and finishes are on, fixing it means taking them all up. ### Structural timber cut through for services Joists drilled or notched outside permitted zones lose a large part of their strength. It happens constantly where trades work in isolation and nobody coordinated the service routes at first fix. ### Rot and beetle damage left to spread Wet rot and beetle damage in roof timbers, joist ends and wall plates keep going while the moisture source remains. What is a few timbers this year is a roof structure next. ### Second fix hiding first fix errors Studs out of plumb and floors out of level mean doors that will not hang square, skirtings with gaps and tiling that runs off. The extra time goes into scribing and filling instead of finishing. ### Nothing to fix the fittings to Missing noggins and grounds behind plasterboard mean kitchen units, radiators, handrails and sanitaryware get fixed into board rather than timber, which fails later. ### Common mistakes we're asked to put right - Building a roof or floor structure without the engineer's or truss designer's details - Letting other trades notch and drill joists wherever suits them - Fitting second fix joinery before the building has dried out - Using untreated timber in locations that need treated - Skipping bracing, strapping and restraint straps because the roof feels solid - Leaving out noggins and grounds for kitchens, rails and sanitaryware Our Process ## How the job runs, step by step Every job follows the same order, so you always know what has happened and what comes next. - Step 1 ### Free site visit and drawings reviewed We go through the drawings, truss or engineer's details and the programme, check the structure that carpentry will fix to, and identify what needs ordering with a lead time. - Step 2 ### Scope and price agreed A written scope splitting first fix and second fix, priced fixed, cost-plus or labour-only if you are supplying timber and joinery. Stage payments, no deposit normally required. - Step 3 ### Setting out and structural first fix Wall plates bedded and strapped, floor joists set out and hung, roof trusses or cut roof erected with correct bracing and restraint, stud partitions set out plumb and square to the drawings. - Step 4 ### Coordination with the other trades Service routes agreed with the electricians and plumbers so notching and drilling stay within permitted zones, and noggins and grounds fixed where fittings, units and rails will land. - Step 5 ### Inspection and sign-off Roof and floor structures, restraint, strapping and fire and acoustic detailing checked, and building control inspects the structural work on notifiable jobs before it is covered. - Step 6 ### Second fix joinery Doors hung and adjusted, linings, skirtings, architraves, window boards, stairs, handrails and joinery fitted once the building has dried and the plaster is done. - Step 7 ### Check over and handover Doors, catches and ironmongery adjusted, joints checked, timber left ready for the decorator, and the work handed over as part of the wider programme. In Detail ## Carpentry and joinery in detail ### Roof structures: trusses and cut roofs Trussed roofs are erected to the truss designer's layout, at the specified centres, with diagonal and longitudinal bracing, binders, gable ladder framing and restraint straps to walls and gables. Wall plates are bedded level and strapped down. Cut roofs, often the answer on extensions, dormers and roofs that have to marry into an existing structure - need rafters, purlins, ridge, hips, valleys and ceiling ties sized and supported to the engineer's design. Both need ventilation paths kept clear at eaves and ridge, insulation continuity thought about, and trimming around chimneys and rooflights done properly rather than improvised. ### Floor structures and decks Floors get set out from the drawings with joist size, span, spacing and grade following the design. Joists are hung on hangers or built into the wall as specified, strutted or blocked to control movement, and levelled across the room rather than to each individual bearing. Notching and drilling for services follows the permitted zones: depth, position along the span and distance from bearings - because an over-notched joist has lost strength that no amount of decking makes up. Decking is glued and screwed, staggered, and left protected until the building is watertight. ### Stud partitions and first fix Stud walls are set out from a datum line, built plumb, with head and sole plates fixed securely and studs at the centres the board and any acoustic or fire requirement demand. Openings are trimmed to give a square, correctly sized structural opening for door linings. This is also the stage where the build's future gets designed in: noggins for radiators, kitchen units, wall-hung sanitaryware, handrails, TV brackets and grab rails; service voids for cables and pipes; and fire stopping and acoustic detailing where the design requires it. ### Timber frame and structural timber work We erect and work with structural timber elements: timber frame panels, posts, beams, glulam and engineered joists - following the supplier's and engineer's details for fixing, bracing and tolerance. Timber frame work is unforgiving of an inaccurate base, which is one reason we like to have poured the slab ourselves. Where structural timber is exposed in the finished building, fixings, joints and finish are set out with that in mind, because it will be looked at closely for the rest of the building's life. ### Second fix joinery Second fix is what the client judges the build by: - Door linings and frames fitted plumb and square, doors hung to swing and latch properly - Skirtings and architraves with tight mitres and scribes, fixed to timber not to board - Window boards, cills and reveals finished neatly against plaster - Staircases fitted, with handrails, newels, spindles and balustrades to the required heights - Loft hatches, access panels, boxing and casings around services - Fitted joinery, shelving, cupboards, wardrobes and bespoke items - Ironmongery: hinges, latches, locks, handles and closers - fitted and adjusted ### Repairs, rot and structural timber replacement In older Cornish properties failed timber is common: rotten joist ends built into damp solid walls, wall plates decayed under a leaking verge, rafter feet gone at the eaves, beetle-damaged floor timbers and split or sagging purlins. We cut out and replace the affected timber, splice and sister where that is the appropriate repair, and, critically - deal with the water that caused it, whether that is a roof detail, a failed gutter, drainage or ground levels. Treating and boarding over damp timber is not a repair, it is a delay. ### Materials, treatment and moisture Timber is specified by grade and treatment for its location: treated timber where it is at risk of moisture, in contact with masonry or in roof and external positions; correct engineered products where spans demand them. Moisture content matters more than most people realise for second fix, joinery fitted into a building that has not dried out will shrink, opening joints and leaving gaps at skirtings and architraves. Sequencing second fix after the building has dried, and storing joinery inside a dry building rather than on a wet site, is the difference between joints that stay tight and joints that do not. ### New build, refurbishment and domestic versus commercial New build carpentry is production work: repeatable details, accurate set-out and steady sequencing. Refurbishment carpentry is problem solving; nothing is level, nothing is plumb, and the skill is deciding what to correct and what to work with. Domestic work puts the emphasis on finish and living with the mess; commercial and developer work puts it on programme, consistency and documentation. We look at the drawings and the site, then quote fixed price, cost-plus, or labour-only if you are supplying the timber and joinery. Visits and quotes are free. ### Do you take on carpentry as a standalone package? +Yes. We work as the carpentry subcontractor on other builders' sites as well as carrying out first and second fix within our own builds. Either way you are dealing with Calum directly. ### Can you build a cut roof rather than use trusses? +Yes. Cut roofs are often the right answer on extensions, dormers and roofs that have to marry into an existing structure, and we build them to the engineer's design with the correct purlin support, ties and restraint. ### My floor bounces, can it be fixed? +Usually. The cause is normally undersized or over-notched joists, missing strutting, or poor bearings. We lift what is needed, establish which of those it is and put it right: sistering, strutting or replacing joists - rather than just screwing the floor down harder. ### Do you replace rotten roof and floor timbers? +Yes, and we deal with the water that caused it as well: a roof detail, failed gutter, drainage or ground level. Replacing timber while the moisture source is still active just resets the clock. ### Will you fit doors, skirtings and a staircase? +Yes, full second fix including door linings and hanging, skirtings, architraves, window boards, stairs, handrails, boxing and ironmongery, fitted once the building has dried and plastering is complete. ### Do you do fitted joinery and bespoke items? +We fit joinery, shelving, cupboards and wardrobes, and can arrange bespoke items where a job calls for them. On the visit we will tell you honestly what suits our own team and what is better made by a specialist joinery shop. ### How long does first and second fix take? +On a typical extension, first fix is usually a matter of days to a couple of weeks, and second fix similar once plastering is complete and the building has dried. On a full house it is longer and is driven by the overall programme, which we set out at quote stage. ### Do you handle building control on structural timber work? +Yes.
